Important information About Our Mould Treatment Service

At The Mouldsmith, we aim to provide effective, reliable mould treatment for homes and commercial properties. Please read the following carefully to understand the scope of our service, what’s included, and what conditions may affect your treatment results.

Treatment Guarantee & Return Visits

We do not guarantee return visits without a fee if mould reappears in any area previously treated, particularly where:

  • There is ongoing dampness, water ingress, or leaks
  • Mould is caused by condensation, high relative humidity (RH), or insufficient ventilation

Mould often results from occupant lifestyle factors, including:

  • Indoor drying of clothes
  • Cooking without ventilation
  • Infrequent window opening
  • High RH levels (above 60%)

If humidity is not effectively managed, mould may return. Responsibility for maintaining safe RH levels lies with the occupant.

Humidity & Condensation Advice

Mould thrives when relative humidity remains consistently above 60%.
Spores can settle and grow on:

  • Walls, ceilings, window frames, wardrobes, clothing, carpets, and furniture

To help prevent mould regrowth:

  • Maintain RH between 40%–60%
  • Open windows and doors daily for at least 10–15 minutes
  • Ensure cross-ventilation – opening a window with the door shut will not be effective

We provide humidity readings using our Pro Digital Thermo-Hygrometer during treatment, giving you valuable insight into airborne moisture levels in your property.

About Your Quote

Our quote is based solely on the:

  • Photos and information you provide
  • Time and travel from our Essex base to your property

If there are areas of mould not shown in the photos or not disclosed beforehand, additional charges may apply. However, if we identify small patches that were missed in your photos, we will treat those areas at no extra cost while on-site.

We require clear access to all affected areas. Please remove or relocate any personal items, furniture, or obstructions before our arrival.
We are not responsible for any mould that remains unseen, hidden, or inaccessible at the time of treatment. Return visits for missed or newly identified areas will incur an additional charge.

Surface Condition & Treatment Limitations

Our solution eliminates 99.9% of visible mould spores and bacteria, provided the treated surfaces are:

  • Sound and stable (i.e. no flaking paint, peeling wallpaper, or embedded damp stains)
  • Free of hygroscopic salts, water damage, or other structural defects

In some cases, mould staining on sealants may persist after treatment, even though spores have been eliminated.

We are not responsible for cosmetic redecorating or surface restoration following treatment unless previously agreed.

Ghosting Marks

What may appear as mould can sometimes be ghosting – dark streaks caused by airborne particles (dust, soot, etc.) settling on cold, humid surfaces.
Ghosting is often due to:

  • Insulation gaps
  • Poor ventilation
  • High humidity or poor air quality

We will assess and advise you accordingly during our inspection.

On-Site Conduct & Safety

All Mouldsmith technicians will:

  • Wear full protective equipment (clothing, masks, gloves, and shoe covers)
  • Maintain a safe distance from occupants where possible
  • Only enter rooms with express permission from the occupants

Please ensure that window frames, ledges, and skirting boards are clean and dust-free prior to our visit.
